The Community
Est. 1954
Lyford Cay traces its origins to 1954, when Canadian industrialist E.P. Taylor purchased 2,800 acres on the western tip of New Providence from Bahamian developer Sir Harold Christie. Taylor — a trained engineer and visionary developer — transformed what was then mangrove swamp and patchy dirt roads into one of the world's most celebrated private communities.
Construction began in November 1956. Roads were carved through rock, canals engineered to redirect water, and a championship golf course rose from the land. The Lyford Cay Club opened in 1959, and by the early 1960s the community had become a magnet for royalty, heads of state, and the international elite. Sean Connery came to film Thunderball in 1964 and never fully left.
Named after Captain William Lyford Jr., who received the land by Royal Decree from King George III in 1788, the community carries its history with quiet pride — understated, as is everything here.
The Lyford Cay Club
At the heart of Lyford Cay is its Club — one of the most exclusive private members' clubs in the world. Membership is by invitation only, and property ownership alone does not guarantee admission. This singular policy has preserved the community's privacy and character for over six decades.
The Clubhouse's signature pink-and-pineapple décor sets a tone of timeless colonial elegance — cell phones are banned in public areas; jackets required for dinner. A master chef tradition has been maintained since the Club first opened in 1959.
Real Estate
Lyford Cay's approximately 450 residences span original mid-century colonial estates to newly constructed waterfront villas. The market is characterised by limited inventory, a deliberate transaction pace, and exceptional long-term stability — values here have historically weathered economic downturns better than almost any comparable market in the Caribbean.
The community encompasses beachfront and oceanfront estates, canal-front homes with private docks, golf course residences, and the exclusive Sunnyside hilltop condominiums. Vacant lots come to market rarely and command significant premiums.
Bahamas Permanent Residency
Property ownership in Lyford Cay qualifies international buyers for Bahamas Permanent Residency — a tax-neutral domicile with no income tax, capital gains tax, or inheritance tax.

Sustained Long-Term Appreciation
Median sale prices have risen substantially over the past 15 years, with the market demonstrating consistent resilience through global economic cycles. The post-2020 period saw accelerated demand from international buyers seeking private, secure residences — driving a 43% increase in median price between 2020 and 2024, and a dramatic surge in 2025.
Record Activity in 2021
2021 represented the highest transaction volume on record with 14 MLS-recorded sales — more than double the annual average — reflecting unprecedented post-pandemic demand for private island living. Total sales volume exceeded $55 million in a single year.
Limited Inventory Drives Pricing
With approximately 450 residences and only a small number of properties coming to market annually, supply remains structurally constrained. Current active inventory stands at just 16 listings with a median asking price of $7.4M+, reflecting continued seller confidence at the top of the market.
